How Often Should HOAs & Property Managers Schedule Pressure Washing in Minnesota?

By David Dembroski

A practical schedule for HOA boards and property managers planning exterior maintenance in the Twin Cities.

Minnesota's freeze-thaw cycle, humid summers, and heavy salt use are tough on multi-family communities. Most HOA boards we work with land on the following cadence: full building soft wash every 12–18 months, high-traffic concrete entries quarterly, and a spring rinse of all sidewalks and curbs to clear salt residue.

If your community has heavy tree cover or sits near a lake, plan on the shorter end of that range — algae growth is significantly faster in shade and moisture.

We recommend property managers build cleaning into the annual budget rather than reacting to complaints. A single planned wash is almost always cheaper than the multiple one-off calls that follow a dirty spring.
